The Gite at Lac de Lapeze Les Boulbenes 46800 Montcuq Lot France This former farmhouse stands on elevated ground commanding superb views over the lake, orchards, undulating farmland and to Montcuq. It offers the ideal location for those seeking peace and quiet yet is within a ten minute walk of the town. Montcuq, famous for its 13th century tower and dungeon, is a charming small town which offers numerous facilities; these include four cafe restaurants, banks, local shops and two supermarkets for everyday needs. The town hosts a popular Sunday morning market.
	The town is ideally placed for those wishing to explore the Lot valley - the heart of the ancient city of Cahors (23 km), the principal town serving the area, is enfolded in a meander of the river. Montcuq is within easy driving distance of the Causses du Quercy, the regional national park; here one can visit Rocamadour, Saint Circ Lapopie, the lovely Célé valley, and the paleolithic paintings of Pech Merle.
	This charming gite has been skillfully renovated yet retains great charm together with a wealth of character. It provides really spacious accommodation: triple doors from the entrance open into a delightful sitting room with its beamedceiling and wide stone fireplace with wood burning stove which provides plenty of heat for those winter breaks - this room enjoys delightful views over the lake to the undulating farmland beyond.

The well fitted kitchen and dining area, which also enjoys views over the lake and neighbouring orchards, incorporates a gas hob over a fan assisted electric oven, microwave, refrigerator, washing machine and ample work surfaces over pine units. This light and airy room has a beamed ceiling with attractive stone walls
	Another interesting feature of the gite is the spacious double bedroom with its lofty beamed and timbered ceiling and former bread overn. Here again, superb views are enjoyed from teh bedroom area. The room has an ensuite fully tiled shower room with vanitory unit and WC. A double wardrobe and drawers afford ample shelving and hanging space. Linen is provided within the rental terms.

Outside, there is a tiled pathway around to the private covered rear terrace and barbeque area with lighting and power point. There are superb views over the adjoining farmland towards the town and the lovely countryside. Covered car parking is included.
